01 · How it opens

Prototype. Then pre-sales. Then the shack.

We are building a commercial prototype in Mechanicsville, Hanover County. The lagoon goes in first so people can see a wave. Tickets and memberships are then pre-sold eight weeks out. That money pays for the ticket counter, board storage, bathrooms, snack shack and working capital. The first bay is a right-hand wave — half the finished lagoon. The second half follows after about a year, or sooner if cash is on hand.

Hourly sessions and memberships sold against a wave people can watch. Proceeds fund infrastructure and opening runway.

One plant. Three skill levels. A swell every 8.5 seconds.

Hydraulic plungers and stored energy make a readable wave over an artificial reef. Beginners learn on the smaller setting. Intermediates and advanced riders stay when the face comes up. Private membership club and public guest access.

$650,000 does not pay for bathrooms, the snack shack, or five months of opex. Those sit in Stage B. $2,637 still leaves the account every month from land close, whether or not the lagoon is open. Partial cheques can be stacked if the full $650,000 is split across more than one partner.

05 · What the deck forecasts

Those $9m years are a finished two-break park. Not month one of the prototype.

The partner deck shows revenue for a full two-break facility once both halves are open. It is a founder forecast, 3% a year, not audited books and not the prototype year. Distributions start after the first bay is open and trading — not the day the cheque clears.

07 · After Mechanicsville

Five to seven sites a year is the ambition. This cheque funds site one.

With owned plungers and a lower build cost than destination parks, the plan is to roll compact lagoons across inland US metros, then decide whether to keep growing or exit. That is a seven-year partner conversation. It is not funded by the $650,000. Site one has to print books first.
